What is TAKS?
The ground-coverage ratio: the building's ground-floor footprint divided by the parcel area. On a 1,000 m² lot with TAKS 0.30, the footprint is 300 m².
What is KAKS (FAR)?
The floor-area ratio: total buildable area divided by parcel area, locally called 'emsal'. On a 1,000 m² lot with KAKS 1.20, the total buildable area is 1,200 m².
How is the maximum storey count found?
Dividing total buildable area by the footprint (KAKS / TAKS) gives the approximate storey count. The height limit (Hmax) may further restrict it.
